Home Improvements That Should Be at the Top of Your Wish List

When it comes to home improvements, there are two primary factors to consider:

1) Will the project make a meaningful difference in your life right now?

2) Will the project pay off in the long run, if and when you decide to sell?

Unsurprisingly, the most valuable home improvements are those that increase your home's worth in proportion to how much you spent on them, and make you feel great about your home in the meantime.

 

So which home improvement projects should be at the top of your list? Here are a few data-supported ideas to tackle throughout the house.

1. Invest in energy-efficient insulation

If your home lacks basic insulation, has leaky windows that let in hot and cold air, and isn't sealed against the elements, your home inspector will make note of this. Homes that haven't been updated with energy efficiency in mind cost a lot to live in and maintain!

Updating your house to safe energy doesn't have to break the bank. Plus, whatever you spend on the job will be returned to you in a matter of months. Homeowners who prioritize insulation can save $2,500 or more each year, just by making a few changes.

Start by adding insulation to your attic, then look into sealing cracks around the house where conditioned air is escaping (like around doors, windows and light switches). From there, you might consider encapsulating your crawl space or filling uninsulated wall cavities.

2. Do a small kitchen remodel

Note: I said small. According to HGTV, you should expect to recoup 60% to 120% of your investment in a kitchen remodel, as long as you don't take on too much. Don't spend your money on a new gourmet range and top-of-the-line Tuscan tiles. Instead, start by updating fixtures and hardware, or throwing a fresh coat of paint on the cabinets.

3. Rethink unused space

Adding additional square footage to your home can cost a fortune. And it's not usually necessary. Instead of pouring money into an addition, reinvent existing space (say, the attic or garage) or finish an unfinished basement. Just make sure you insulate it when you do!
