We scoured the web to discover what the experts had to say about which home improvements have the greatest return on investment (ROI), from smart home technologies to upgraded, energy-efficient appliances. Here's what we learned!

#1) Smart home technologies

According to the most recent Global Luxury Real Estate Report by Luxury Portfolio International, 76% of buyers agree that having a "smart home" is important to them. Popular smart-home improvements include technologies like centralized heating/cooling and security systems with the ability to operate it remotely from a mobile device — fancy, but the way of the future!

#2) Outdoor living spaces

Sometimes a great home is about more than what's inside. More and more home buyers are attracted to properties with comfortable outdoor spaces designed for hosting and relaxation. (We really like these examples.) Summer is just around the corner; why not create a little outdoor haven for yourself?

With an average job cost of roughly $1,300 and an ROI of 107%, attic insulation may not be the most glamorous upgrade around, it's a no-brainer if you want to make real improvements that will recoup their own cost. #4) Energy-efficient upgrades

Like attic insulation, upgrading to energy-efficient appliances, water heaters, and furnaces not only make the home more attractive to future buyers, but also reduce the cost of living in the home long term. Colorado and Wyoming have tons of tax incentives and rebate programs (check out our list here!) designed to help offset the cost. Really, there's no reason not to upgrade!

#5) A modernized bathroom

The bathroom is a prime spot for renovations (kitchens and bathrooms sell houses, you know!). Updating light fixtures, sinks, and toilets is an inexpensive way to drastically improve the look of the room.

#6) A fresh coat of paint

Last but not least, little refreshes like a fresh coat of paint (try relaxed blues and neutrals) or a new front door can make quite the difference in the appeal of your home. People love clean lines and airy spaces, so anything you can do to brighten the place will go a long way!
